<p>Buildings and houses are like milk: They have a shelf life and an expiration date. Though your old building may last a lot longer than supermarket dairy products, it too may someday go bad. The first step before building anew is of course, demolition of the old. But demolition is a serious job and can be risky, costly and environmentally unfriendly if done improperly. So before you go out and hire the wrong demolition crew, here are a few tips to make sure you hire right.</p>
<ul>
<li><strong>Safety </strong>- Whether you are demolishing in a suburban or urban environment one thing remains certain: You want the utmost in safety. Standard methods of demolition include explosives, bulldozers, wrecking balls and excavators. One thing they all have in common is that all are  dangerous. Shock waves and flying debris are regular occurrences during any demolition and stringent safety measures should be taken at any demolition site. Before hiring your demolition crew or contractor, you will want to carefully scrutinize their safety track record and ensure that they have maintained a meticulous approach to safety. While demolishing an existing structure may not seem complex, a wealth of factors should be assessed to ascertain proper safety. Do your homework first, then hire. You could save yourself some aggravation later and maybe even save a life.</li>
<li><strong>Licensed and Insured </strong>- This is of paramount importance when hiring a demolition crew. While a controlled demolition should keep surrounding properties safe, accidents do occur. Unfortunately, a botched demolition job can sometimes do incredible damage. This can wind up costing you an incredible amount of money, as well as the hassle of going to court. Under no circumstances should you ever allow an unlicensed, uninsured contractor demolish anything on your property, big or small. Check your demolition crews’ insurance and then check it again. You won’t regret being cautious.</li>
<li><strong>Reusing and Recycling Deconstructed Materials </strong>- Thanks to today’s better recycling technologies, few materials from the demolition site cannot be recycled or salvaged. Debris that can be recycled includes wood, concrete, gypsum, asphalt, metal, brick, plastic, glass and even tree stumps and earth from the site. Find out what your demolition crew intends to do with cleaned up debris. There’s no reason for good materials to go to waste or cost you dumping fees. Some materials found in the demolition site, such as mercury and asbestos, are also hazardous and should always be properly disposed of.</li>
<li><strong>Cost</strong> &#8211; Assessing cost of demolition might seem complicated, but calculations used throughout the industry can help you gauge just how much your demolition project should cost. Demolition is generally calculated in terms of square feet, with acceptable average of $2 to $3 per square foot. However, should the site require asbestos abatement or special cleaning, you can quickly find estimates doubling or tripling in price. Another factor to consider is salvage. Many building materials from the demolition site can be salvaged and reused. These can be quite valuable and as such you should be aware of any salvageable materials that will remain at the demolition’s end. If your demolition contractor agrees to haul and salvage reusable materials then the price should change accordingly. As with any contracting job, you should always shop around a bit and ask as many questions as possible.  If your demolition job is big enough, chances are good that demolition contractors will bid to do it and you can end up paying a pretty decent price.</li>
<li><strong>Site Restoration </strong>- Of course, any demolition job is going to leave a tremendous mess on the site. While not all demolition contractors handle restoration or cleanup of a site, many do. Just like the demolition itself, stringent safety measures need to be enforced when cleaning a recently demolished site. Hazardous materials and debris abound and must be removed and discarded using the best means for the job. Oftentimes special permits are necessary to remediate and dispose of hazardous materials. Always make sure that your demolition contractor is able to obtain the necessary permits. Illegal dumping is unfortunately all too common among the more disreputable contractors. Don’t let yourself get duped into disposing of materials simply to cut costs. It is illegal and the consequences can be severe.</li>
<li><strong>Demolition vs. Deconstruction</strong> &#8211; Sometimes a building is made almost entirely from components that can be dismantled, instead of actual demolition. In these cases, the “deconstruction” crew goes through the building one piece at a time remediating hazardous components (such as asbestos insulation or lighting fixtures containing mercury) and salvaging valuable construction materials such as copper wires, pipes and fixtures. Dismantling a large building is, when possible, a far more sustainable method of removing an older structure. However, the process is also significantly lengthier as well as generally costlier. You will have to seriously assess the ecological benefits against the cost and decide if deconstruction is right for you.</li>
</ul>
<p>Whether big or small, demolition is serious business. But if you follow the above guidelines carefully, you should be assured a safe and thorough demolition. Keep it safe, secure and affordable, and good luck with your new project.</p>

<p>Fortunately, not all homeowners are breaking the bank on their lawns. With the right tips and tricks, it can be easy to save hundreds—if not thousands—of dollars each year on the costs of lawn care and maintenance.</p>
<p><strong>Find a Cheaper Landscaper</strong></p>
<p>Yes, loyalty is important. But if cost really is an important factor, and you are no longer able to afford what you once were for yard maintenance costs—such as if you recently lost a job—it is worth speaking to a representative from the company that currently maintains your lawn and asking about a discount. <p>One of the biggest expenses associated with yard care is the cost of new sprinkler systems, lawnmowers, weed eaters, and other yard tools. Instead of buying expensive replacement tools each year, save money by maintaining the tools you already own. Keeping electric equipment inside a cool, dry place—such as a garage—is one way of doing this. Another option is to repair older tools rather than throwing them away.</p>

<p><strong>What is it?</strong></p>
<p>Yes, it’s true.  Many different charter bus companies are offering school bus rentals these days as a cheap alternative to more expensive, amenities-laden coach and charter buses.  Essentially, we’re talking about a big yellow bus (white may also be available).  Needless to say, this is a no frills experience.  Generally speaking, there is no on-board bathroom, no air conditioning, and limited luggage storage. </p>
<p>But enough of the setbacks.  If you’re looking to travel with a large group of people for a relatively cheap rate, then renting a school bus should be your number one choice.  Most charter bus rentals will offer both large buses and minibuses, with some of the larger fleets offering wheelchair accessible buses.  Large buses will be able to seat somewhere around 50 adults (or 72 children) and for small buses, 20 adults (or 30 children).</p>
<p>All school bus rentals should come with a driver, though you may be able to work out a deal with a rental company if you have the proper license to operate a school bus, thus saving you even more money.</p>
<p><strong>Who needs it?</strong></p>
<p>School bus rentals are ideal for large groups who are traveling short distances.  The most common uses are for field trips, recreation league sports teams, family reunions, religious transportation, camps and youth groups, business events, and nonprofit organizations. </p>
<p><strong>Benefits</strong></p>
<p>As stated earlier, the biggest advantage to renting out a school bus is that they are remarkably cheaper than coach buses (though for obvious reasons).  While prices may vary from company to company, the average cost of a school bus rental could be as cheap as $15 per person.  Obviously, you’ll have to take into account how long you’ll be renting the bus, how big the bus is, and how many people you’re riding with. </p>
<p>Also, some charter bus companies, such as First Student Charter Bus Rental, will perform special services.  This may include multiple pick-ups (just like waiting at the bus stop as a kid, except minus all the bullies) and event transportation management and oversight. </p>
<p><strong>Risks</strong></p>
<p>Because school buses are not generally equipped with air conditioning, you’ll want to be cognizant of the weather when you rent one out.  Of course, this problem was solved in grade school by throwing water balloons, though the rental companies may not be too fond of that.</p>
<p>You’ll also want to consider the length of the trip, as the ride may not be ideal for long trips.  For instance, there is not a lavatory located on school buses, which could be a problem if the passengers are retirement home residents going on a field trip.</p>
<p><strong>The bottom line</strong></p>
<p>Who do you have to impress?  School bus rentals are cheap, can seat a lot of people, and are ideal for relatively short trips.  If that sounds perfect for your event, bust out your pens and get ready to scribble “School Stinks” on the seat in front of you (actually, don’t do that because they’ll probably charge you).</p>

<p>If you thought you could only enjoy elevator music in an office building or hotel, think again!  The latest trend for homeowners is to deck out their pad with a residential elevator.  This will surely revolutionize the lives of lazy people everywhere, as it cuts back on that tedious task of walking up a flight of stairs.  I mean, if I’m walking up the stairs, it’s probably because I have something really important to do up there.  I don’t need unwanted exercise fogging up my brain. </p>
<p><strong>What is it?</strong></p>
<p>A residential elevator is basically an elevator that you get installed into your home.  More and more families are choosing to get their homes built with a residential elevator, as they are getting cheaper in cost.  That’s right, you don’t have to have money like Donald Trump to enjoy your own elevator.  However, if your home was not originally built with an elevator, you will obviously need to make adjustments.  This may require the assistance of an architect to help you properly map out the schematics of the area you’d like your elevator to be installed.</p>
<p>Luckily, residential elevators come in all shapes and sizes.  For instance, if you’re living in tight quarters but still feel the need to install an elevator, order the Minivator, which is a fully operational elevator but made smaller for those tight fits.  Furthermore, there are two main types of residential elevators: traction type and roped hydraulic type.  The traction type uses counterweight rails and hoist cables to move up and down, whereas the roped hydraulic type uses a hydraulic cylinder and piston to move from floor to floor.  The roped hydraulic elevators will also come equipped with a hydraulic power unit, which is relatively large and will most likely need to be placed in an adjacent room.</p>
<p>Of course, what fun would a residential elevator be if you couldn’t customize it yourself.  Remind yourself of how original and unique your tastes are as you ride your elevator to the second floor bathroom to clip your toenails!  Most residential elevator companies allow you to customize your cab, permitting you to choose textures ranging from glass to stone or wood and metal finishing.  Other customized features could include handrails, infrared protection, automatic lighting, scissor gates, accordion gates, glass observation panel (popular in malls), and many more.  At the very least, a good residential elevator should come equipped with interlocking doors, cable safety devices, variable speed drive component, emergency light, alarm, and a phone.</p>
<p><strong>Who needs it?</strong></p>
<p>Residential elevators are ideal for the elderly and the disabled, as they can easily wipe out the arduous task of climbing stairs.  Other possible reasons for installing an elevator in your home could be if you’re constantly moving large or heavy equipment from floor to floor, if you live in a six-story house, if you can’t afford a residential escalator, or if your stairs are made of fire.</p>
<p><strong>Benefits</strong></p>
<p>Residential elevators can be beneficial to homeowners in that they can increase the value of your home by as much as 10%.  Furthermore, residential elevators are known to be low maintenance, and are likened to household appliances such as furnaces and air conditioners.  Plus, some of them can take up as little as 24 square feet.  Also, let’s face it, it can be extremely easy to fall down the stairs and injure oneself.  On the other hand, it’s a lot harder to fall down an elevator shaft.  And even if you did fall down a residential elevator shaft, it would probably only be a one story fall.  That’s not too shabby.</p>

And while many customers may believe they have a good idea of how to hire a mover based on a previous experience moving across town, few know the ins and outs of moving long distances.</p>
<p>When you are moving to a different state or a different country, knowing the facts about how to find and hire a quality moving company can be more important than ever. A few things to consider include:</p>
<p><strong>How are estimates handled?</strong></p>
<p>Hiring movers to haul your belongings across the country can be exponentially more expensive than simply hiring a company to deliver your belongings across town, which is why obtaining an accurate estimate for how much the job will cost is one of the first steps everyone should take when hiring a mover. For large jobs, most moving companies will send a representative to the customer&#8217;s home to evaluate the goods. If a company refuses to do this, move on to another company. With a moving job this large, you cannot afford to deal with amateurs.</p>
<p>Find out the specifics regarding how much the actual cost on moving day will be and refuse to sign a contract with any company that will not put a total cost estimates down on paper. Ideally, reputable movers will sign a Binding Not-To-Exceed contract, which means that the amount you owe on moving day will not under any circumstances go over the estimate. Similarly, some moving companies prefer offering clients a Binding agreement, which sets a fixed price for the move regardless of weight on moving day. On long distance moves, it is best to avoid the least desirable of estimates—the Non-Binding agreement. With this type of contract, the customer will be responsible for paying the final bill on moving day, no matter the price, even if it is much higher than the original estimate.</p>
<p><strong>Get the details in writing.</strong></p>
<p>For the best chance of a successful move, find out as much about the long distance residential moving company as possible and get all the details in writing. Some common questions to inquire about include whether they will be doing the job themselves—since many companies contract out to others—how much insurance is included in the price quote. More general questions that are perfectly acceptable to ask include whether the company is licensed, how long it has been in business, what its physical address is, and if the representative can give you a list of references.</p>

<p>Selling a home involves more than just deciding on a listing price and hoping for a profit. There are many factors to consider when it comes to selling your home, and cost is perhaps the greatest one at hand. Many homeowners don’t realize how expensive selling a home can be until they’re too deep into the process to back out. The following is a guide to the many costs involved in selling a home, from the obvious to the unfortunate surprises.</p>
<p><strong>Realtor’s commission</strong><br />
When it comes to selling your home, your realtor’s commission is one of the biggest expenses you’ll face. Realtors will typically take a five percent commission on the sale price of your home. In a booming housing market, you’d possibly be able to negotiate that fee down to four percent, but in today’s depressed housing market, don’t expect a good realtor to go any lower than the fee that he or she initially quotes.</p>
<p><strong>Legal fees</strong><br />
You’ll need an attorney to negotiate your sale contract and take care of all legal matters pertaining to the sale of your home. While these fees are usually higher for the buyer, you should still expect to shell out some money for the legal side of things. Many real estate attorneys will quote you a single price for the entire closing, as opposed to billing you by the hour; it’s usually best to go for the flat fee. Feel free to shop around for a good deal, but don’t skimp on service. When it comes to legal matters, you get what you pay for, and spending a bit more on a good attorney could save you money on the sale of your home down the road.</p>
<p><strong>Real estate transfer taxes</strong><br />
A classic hidden whammy, real estate transfer taxes can easily eat up a nice portion of your home sale profit. While real estate transfer taxes vary from state to state, you should expect to be charged a minimum of one percent of the sale price. Sure, one percent might not sound like a lot, but if you’re selling a home for $400,000, then that leaves you with a $4,000 payment at closing. Ouch.</p>
<p><strong>Early payment penalties on your mortgage</strong><br />
It’s hard to believe, but some mortgage companies charge a penalty for making early payments on a mortgage. Once you sell your home, the proceeds are immediately used to pay off whatever outstanding amount you have left on your loan. Unfortunately, you might get slapped with a fee as a result. Contact your mortgage company and ask for a payoff statement to get a sense of what fees the early payment might entail.</p>
<p><strong>Inspections and paperwork</strong><br />
It is the seller’s responsibility to obtain all of the necessary paperwork for the sale of a home. This includes the Certificate of Occupancy, which states that the home in question is in suitable condition to be lived in. In order to obtain this Certificate, a home inspection is required to ensure that your home is up to code. Naturally, this service comes with a fee that can range from under one hundred dollars to several hundred dollars depending on the location and timeframe at hand.</p>
<p><strong>Repairs, Part One</strong><br />
When it comes to selling a home, there are two types of repairs: the kind that are absolutely necessary, and the kind that the buyer requests. A necessary repair is one that must be completed in order to qualify for a Certificate of Occupancy. If you own an older home, then you’ll probably find that certain repairs are in order due to changes in your town’s housing code over time. These repairs might include updating the electrical outlets and adding proper ventilation to certain areas of the home. Keep in mind that necessary repairs are not limited to the interior of your house. For example, you might be forced to fix cracked or poorly-maintained sidewalks outside your property in order to obtain your Certificate of Occupancy. Any demands made by your home inspector are, unfortunately, non-negotiable, so be sure to budget accordingly.</p>
